What is the Senior Citizen and/or Disabled Half-Pay Program?

Senior citizens who qualify may elect to pay their real estate tax bill in two installments. The 1st installment is due by December 31 and the 2nd installment, with no interest or penalty, is due by Feb 28.

How do I qualify for the Senior Citizen Half-Pay Program?

  • You must be 62 years of age or older;
  • You must live at the adress for which the taxes are being paid;
  • To set up Senior Citizen Half-Pay Program for the first time, you must appear in person and present I.D. Types of I.D. acceptable when you appear in person are driver's license, state ID, birth certificate or Medicare card.
  • All prior year taxes must be paid and not delinquent.
  • You may also qualify if you are disabled. You must provide copies of your disability papers along with your payment.
What is the Senior Citizen Property Tax Credit?
This is a program offered by the State of Missouri. Eligible Senior Citizens, or those with qualifying disabilities, may receive a rebate on their paid real estate taxes. For information, or to obtain a Property Tax Credit Claim form (form MO-PTC), contact the State of Missouri at:

Who is eligible for the State of Missouri Property Tax Credit?

You must meet the age or disability requirement:

  • You or your spouse must be 65 or older, or
  • Age 60 or older and receiving surviving spouse Soical Security Benefits, or
  • 100% disabled
You must meet the income requirement.

Why do I owe the entire bill even though I only lived in the house a few months?

The county does not prorate existing Real Estate tax bills, nor does the county accept partial payments. It is common practice for these taxes to be prorated by the title company at the time of closing. The buyer is given credit for money equal to the estimated portion of the taxes that are owed by the seller. This would then leave the buyer with the entire tax liability. This should appear on your closing papers.

Do I owe taxes for an entire year on a house that was newly built during the year?

This is referred to as "occupancy". Tax bills for the yearly taxes on the land only would be mailed and due by December 31. Taxes on the house would be calculated according to the number of months the house was occupied during the tax year. It is not uncommon to receive a tax bill for the prorated "occupancy" portion at a time other than the normal tax billing cycle.

Why wasn't my real estate bill sent to my mortgage company?

Review your contract to see if you are obligated to pay the taxes or if the mortgage company collects an escrow and pays the bill for you. If the mortgage company pays the bill for you from an escrow account, forward the bill to them. Each mortgage company submits an annual request to Jackson County for copies of the real estate bills that they plan to pay for that tax year. Due to the constant buying and selling of mortgages in today¹s economy, sometimes the tax bill is sent to the wrong company.

Why does my tax bill show a delinquent year? I already paid my prior year taxes.

County records indicate that your prior year's payment was not received or your payment was made after the current years billing process began. The county will research this matter when you submit legible copies of the front and back of your canceled check.

Why are my taxes higher than last year?

Taxes are based on the levy district you live in and the assessed value of your property. There may have been changes in levies for your school district or city. If you made an improvement or took out a permit on your building, your property value could have increased.
